Architectural BIM and documentation support was provided from the early stages of this project, beginning with assistance in establishing the architectural Revit model and progressing through RIBA Stages 3 and 4, including planning application and construction documentation.

The development comprises two buildings defined by an organic, curvilinear form, rising to a maximum height of 16 storeys. The scheme delivers 456 residential units, including one-, two- and three-bedroom apartments, duplexes and penthouses, many with private garden spaces. Ground- and first-floor commercial areas provide approximately 1,300 m² of flexible retail and commercial accommodation.

Declared as a consultant in partnership at bid stage, we provided integrated architectural, structural, MEP and full BIM technical support, delivering cost efficiencies that helped secure the project—a landmark mixed-use development featuring a complex 71-storey tower above a four-storey podium with a six-star hotel, residential and serviced apartments, a casino, retail, and food and beverage spaces.

With a flexible team of 10—40 architects, engineers, and technicians, we coordinated project delivery using custom tools developed on previous large-scale projects. Direct access to the project’s cloud-based PIM system enabled efficient instruction management, consultant coordination, and issue of deliverables, while structured documentation and scheduling supported effective change control.

Our areas of focus included architectural, façade, structural and MEP modelling, architectural and MEP design development and construction documentation up to LOD 300, and services coordination and clash detection.

By completion, we delivered a fully coordinated tender and construction documentation package, including over 2,000 architectural and 1,300 MEP drawings.

Two-Tower Residential Development

We were engaged to provide architectural and interior design modelling and documentation support including detailed interior design for a two-tower residential-led mixed-use development comprising 640 apartments.

Collaborating with the client during planning, detailed design, tender and construction stages, we worked strictly to their BIM execution plan, linking structural and MEP models for coordination at regular intervals throughout the design. We were also involved in developing design options for individual purchaser variations whilst maintaining the original programme and deliverables. The client required a full architectural delivery partner, providing end-to-end support from schematic design (LOD 100) through to IFC stage (LOD 350). Our scope included architectural modelling and documentation for a maintenance depot and associated support buildings, new and refurbished stations, as well as system-wide design elements.

Team members were seconded to work full-time within the client’s project office, operating as an embedded extension of the project team and supported by a dedicated delivery team based in our operations centre.

Our on-site expat team supported the project through the design phase and into the post-contract shop drawing stage, coordinating building services and site equipment fixings with internal panels and façade systems. Delivery was undertaken within the client’s BIM 360 Collaborative Work Environment (Autodesk Construction Cloud), in strict accordance with established Revit modelling procedures, protocols, and standards. Bringing a multidisciplinary team of twenty to thirty people, we delivered over 7,000 as-constructed drawings and more than 100 associated models for architectural, civil, structural and MEP disciplines to meet the as-built requirements.

Our civil team alone contributed to the completion of more than 2,000 as-constructed drawings and 75 LOD 300 models incorporating roadways, footpaths, car park, utilities, retaining walls, fencing and barriers. As-constructed drawings were validated against models using as-built surveys, and updated asset tags for the constructed civil elements.

The work was performed using 12D, OpenRoads, Revit, Tekla, AutoCAD and Civil3D software, and throughout the project we developed custom BIM tools to support efficient production of more than 1,000 drawings per month, meeting all rigid documentation protocols. At completion we supplied a final asset information model (AIM) with all relevant model data.

The project comprises new stations, structures including road-over-rail bridges, sections of elevated viaduct, bridge and rail tunnel portal.

Developed from 2D CAD information, the integrated Revit model was produced by a multidisciplinary team within a four-week programme, resolving clashes and construction challenges as the design progressed.

The coordinated BIM models were used by the main contractor during construction, while a millimetre-accurate point cloud survey informed a data-rich as-built model for digital walk-throughs and ongoing asset management. Pedestrian Link Bridge

During the design competition phase for a new pedestrian bridge, the main contractor required an architectural and structural engineering partner to develop a 3D model of the bridge’s complex, serpentine form and undertake a full technical review.

Their goal was to propose a construction solution that could be fabricated off-site and built with minimum disruption to the adjoining hospital and surrounding park environment.

Using our BIM model, we deconstructed and rebuilt the design, rationalising it into regular components suitable for efficient off-site fabrication. To support the competition evaluation, we created walk-thru animations and an immersive augmented reality experience, allowing the judging panel to fully understand the proposed construction solution. We also produced detailed fabrication drawings for the steel manufacturer.

As a result, the client reduced construction costs by approximately 21% and clearly demonstrated the commercial viability of their proposal.
