An interior Revit model was developed to LOD 350, with comprehensive documentation delivered for RIBA Stages 3 and 4. During Stage 3, bespoke 3D Revit families were created for all joinery elements (excluding back-of-house areas), based on interior design drawings, sketches and reference imagery. Stage 4 focused on the detailed build-up and coordination of internal finishes, including walls, floors, doors, ceilings, window details and curtain pockets.

Stage 3 was completed within an 8-week programme, followed by 14 weeks to deliver the fully coordinated Stage 4 technical documentation, with a total of 275 drawings supporting a high-quality, construction-ready interior fit-out.

Located on a reclaimed peninsula, the five-star luxury hotel includes 408-rooms, deluxe branded hotel apartments, 4 super penthouses, a premium yacht club and marina with 128 berths, 9 high-end villas, and extensive landscaping with infinity pools and private beaches.

Through partnering with us, the client not only met their demanding programme, but our BIM expertise helped them gain recognition as a lead design consultant capable of delivering complex and large-scale BIM projects.

The 300,000 m² mixed-use development includes a five-star luxury lifestyle, hospitality and leisure precinct with 400-key hotel, food and beverage and leisure amenities, luxury villas, a freehold residential tower, a retail and family entertainment and dining precinct, and 200+ berth marina with exclusive members-only luxury facilities.

Our scope involved two iconic fifty-storey towers, part of a landmark four tower precinct arranged symmetrically around a central plaza surrounded by podium buildings with retail uses, and basement levels with car parking and links to a light rail transit station.

Collaborating with the client during planning, detailed design, tender and construction stages, we worked strictly to their BIM execution plan, linking structural and MEP models for coordination at regular intervals throughout the design. We were also involved in developing design options for individual purchaser variations whilst maintaining the original programme and deliverables. These changes were integrated into the construction documentation once approved.

To enhance flexibility and streamline the development of the façade and window schedules, inherited grouped façades were replaced with Revit window system families. These included parameters for spandrel and window heights, materials, module counts, locations, and louvre operations—enabling efficient exploration of design options and accurate scheduling for every element.

This approach produced detailed, adaptable models for our client that improved coordination, supported informed decision-making, and ensured high-quality documentation for construction delivery.

Working from a schematic design–stage Revit model, along with CAD files, project imagery, and consultant DWG and model inputs, the team delivered architectural modelling and documentation across the concept design, schematic design, detailed design, and tender documentation stages.

In addition, we supported the client with design coordination, including VS, interior design, MEP, and structural.

The project formed part of a broader hotel rebranding programme and focused on the renovation of a prestigious hotel bar.

Architectural and interior design documentation was delivered across detailed design, tender and IFC stages along with ADM and IFC submissions.

Our structural team delivered full design and documentation services, including structural analysis, load calculations, reinforcement detailing, and reporting. MEP design and documentation were provided across all buildings, basements, substations, and retail spaces with design development stage models developed to LOD 300.

Through advanced Revit modelling and proactive multidisciplinary BIM coordination, we minimised inter-discipline clashes, enabling accurate, high-speed delivery. Our integrated approach ensured the project was completed on programme and well below anticipated costs.

Our scope included the delivery of architectural and interior design construction documentation for 158 luxury residences across five apartment types within a highly compressed timeline.

The scope covered schematic design, detailed design and construction tender documentation stages. In parallel, clash detection services were provided to support coordination and constructability across the development.

The project features 364 hotel rooms and suites, a standalone spa, ballroom, restaurant and bar options, children’s areas, sports and wellbeing facilities, as well as private residences comprising 107 villas and 80 luxury apartments.

The interior design construction package, originally completed in 2D CAD, was transferred into Revit using supplied PDF information. Working closely with the client within a BIM 360 environment, we developed the architectural interior model and delivered construction documentation in line with the programme.

A flexible resourcing approach allowed the project team to scale capacity as required, supporting key delivery milestones. In addition, we reviewed and validated wayfinding consultant signage inputs to identify and resolve potential errors early, reducing rework and improving coordination. Rigorous QA/QC processes underpinned the delivery, ensuring accuracy, consistency and confidence across the documentation package.

Working from supplied RIBA Stage 3 CAD drawings, we developed a LOD 300 architectural Revit model and produced the RIBA Stage 4 fit-out documentation packages within a BIM360 environment.

The project is a mixed-use development with more than 400 residential apartments, alongside commercial and retail spaces.

A full set of plans, sections, elevations, details, and joinery was delivered, while CGI visualisations were produced within two weeks of concept completion. We coordinated the model between disciplines and extracted data for area, furniture, and workstation scheduling.
